Why Pickleball Courts Are the New Must-Have for Airbnb Rentals

December 31, 2024

The short-term rental market is constantly evolving, with property owners searching for the next big amenity to set their listings apart. While pools and hot tubs have long been considered top-tier attractions, a new contender has entered the scene—pickleball courts. With the sport exploding in popularity, savvy Airbnb hosts are incorporating pickleball into their properties to attract guests and keep their calendars full.

Why Pickleball?

Pickleball, a mix of tennis, badminton, and ping-pong, has quickly become one of the fastest-growing sports in the U.S. It’s easy to learn, doesn’t require expensive equipment, and is enjoyed by all age groups. According to the Sports & Fitness Industry Association, the number of pickleball players has surged by 39% in the last two years, reaching nearly 5 million participants. This growing enthusiasm has translated into increased demand for vacation rentals that cater to pickleball enthusiasts.

For property owners, the appeal of adding a pickleball court is clear. Unlike a swimming pool, which requires costly installation and ongoing maintenance, a pickleball court is relatively inexpensive to set up. A simple concrete slab with painted lines and a net can be enough to provide guests with hours of entertainment.

Standing Out in a Competitive Market

In popular travel destinations like Joshua Tree, Arizona, and Florida, short-term rental markets are becoming increasingly saturated. During the pandemic, demand for remote getaways skyrocketed, leading to a surge in new listings. Now, as travel habits continue to shift, Airbnb hosts must find creative ways to differentiate their properties.

Holly Keaton, a 32-year-old Airbnb host near Joshua Tree National Park, recognized the need to stand out. Instead of installing a pool, she and her husband opted for a pickleball court—a decision that has helped attract guests looking for something unique. “Compared to putting in a pool, it was extremely cheap,” Seale explained. “We really just wanted something we could use and make us stand out.”

A Game for Every Generation

One of the biggest advantages of offering pickleball at a vacation rental is its universal appeal. While younger players in the 18-34 age range make up nearly 29% of all players, serious pickleball enthusiasts are often older. Nearly a third of dedicated players (those who play at least eight times a year) are 65 or older.

Mike and Barbara Burch, Airbnb hosts in Sedona, Arizona, installed a pickleball court on their property in 2020 and immediately saw an increase in bookings. “I have many people who will say, ‘I saw you had a pickleball court, and that’s what brought me to your site,'” Barbara Burch shared. The couple even finds new playing partners when guests pick up the paddles, making for a fun and social experience.

The Growing Popularity of Pickleball-Friendly Rentals

According to AirDNA, nearly 1,300 Airbnb and Vrbo listings mention pickleball in their descriptions, a 32% increase since 2019. While still a relatively small portion of the market, these properties are becoming a valuable niche. Some guests even plan their stays around pickleball tournaments or seek rentals where they can stay active while on vacation.

In places like Saint George, Utah—which boasts more than 100 pickleball-related Airbnb listings—pickleball courts are a major draw for travelers. Other hotspots include St. Petersburg, Panama City Beach, and Naples, Florida. With major tournaments offering cash prizes, competitors are often in search of accommodations that allow them to practice before the big event.

A Win-Win for Hosts and Guests

For Airbnb hosts, adding a pickleball court can be a game-changer. It provides an affordable way to enhance their property’s appeal, attract a broader range of guests, and increase booking rates. As travelers continue to seek out unique and activity-filled stays, properties with pickleball courts are well-positioned to thrive in the evolving short-term rental market.

With the sport’s rapid growth, it’s likely that more Airbnb listings will start highlighting pickleball as a key amenity. Whether you’re a seasoned player or a total beginner, having access to a court while on vacation adds an element of fun and fitness to any trip. So, don’t be surprised if your next Airbnb stay comes with a paddle and a wiffle ball—you just might discover your new favorite pastime.
